When Ian and Tania Conroy moved down to the West Country to keep an eye on Tania’s ageing father, they couldn’t resist taking on a project
The result, four years later is a complete renovation of an old dairy farm into a comfortable and stylish home plus two first class cottages which are used as holiday lets.
Ian says: “The holiday lets brought in about £28,000 last year for six months of the year and you could extend the business by keeping it going out of season and doing b&b in the main cottage.” The site is on two levels and the main residence approached from the front has a warm ambience with a double-sided multi fuel burner separating the living accommodation with a cosy sunroom for relaxing. The cottage has three double bedrooms and a family bathroom with a separate shower room.
At the back of the main property are two self-contained cottages. Lower Carlane Court is an immaculately presented two bedroom cottage and The Stables is a three bedroom cottage with vaulted ceilings.
There is a large courtyard with parking for several cars, a double garage, an art studio, a workshop and a car port with space for six more cars.
Ian says: “It really is huge with a nice little plot. The three homes would also suit an extended family, with each having their own private home but close enough to be together. Everything has been rewired and replumbed. The building regulations governing farm buildings were quite tight but the result is that it still looks like a barn and hasn’t lost any character.
“It’s tough living in chaos but worth it in the end. We have definitely added value, and Tania will be sorry to leave her lovely kitchen.” They are not sure where their next home will be, but since Tania’s father died they feel the call to either move nearer to London and friends or to the north east closer to Ian’s parents.
He said: “Ultimately we’ll look for another project, but maybe find somewhere for a couple of years where nothing needs doing. We would stay here but we moved 10 years too soon. We are in our fifties and if we were in our sixties this place would be a nice little retirement place with an income from the cottages.
“This is a lovely little village and we are only 10 minutes from the beach at Slapton Sands.”
